Your Wants and Needs |

is the single most important step.
By asking you a series of questions
I will establish what you are looking
for. My goal is to not waste your
time by looking at properties that
are not in your price range or homes
that don't meet your needs. Throughout
the buying process I will maintain
your confidentiality and represent
your best interests. |

You Get Pre-Qualified |

This step will show you how much you
can afford. This is accomplished by
speaking with your financial institution
and establishing what monthly payments
you will be comfortable with. |

Property
Search |
| |
We
will use every available method to
locate a property that matches your
search parameters. This will include
properties listed with our office,
offered through other real estate
companies, as well as unlisted properties.
We will disclose all known facts about
the property that are likely to affect
your decision. When we find the home
that meets your criteria, I will assist
you in writing an offer and act as
a liaison between you and the seller. |

will arrange for a direct negotiation
between seller and buyer regarding
the property to be transacted. They
can negotiate the price of the property.
If both seller and buyer agree to
a particular sum of amount, then we

Final Stage |

Earnest
Money - The first step
for the buyer after acceptance is
to write a check for the "earnest
money deposit" (the deposit
that secures the buyer's offer).
Title Check - A
thorough legal opinion is done with
the help of a legal expert. Their
primary purpose is to get a preliminary
title report, which is used to confirm
that the seller is the legal owner
of record of the property and that
there are no unsettled liens or
other claims against the property,
including all real estate taxes
and special assessments. If you
haven't selected a legal expert

you in finding a reputable firm.
Disclosures, Inspections,
and Contingencies - it
is the obligation of the seller
to disclose any material facts about
the property. Disclosure of material
facts can include any property defects
or any lawsuits regarding claim
to ownership on the property. It
is generally the obligation of the
buyer to arrange any inspections
on the property, including general
property and pest inspections. Coimbatore
Homes will work with you to arrange
all of the necessary steps. Once
the disclosures and inspections
are complete and satisfactory, we
will arrange to have any contingencies
removed from the sales contract.
Appraisal of Property
- the lender will arrange for the
property to be appraised. The appraiser's
report will describe the physical
characteristics of the property
and comparable property values will
be used to determine the value of
the property. There will be a thorough
interior and exterior inspection.
The inspections take about half
an hour to one hour, depending on
the size of the property.
Registration
- Registration is the process of
recording a copy of a document,
transferring the title in immovable
property to the office of the Registrar.
Registration acts as proof that
a transaction has taken place.The
registration of a document serves
as a notice of the transaction,
to the persons affected by the transaction.
Registration also serves as an implied
notice to any person subsequently
acquiring interest in the property,
covered by the registered document.
